Senior Manager Commercial - Real Estate

• Contributes to the Development of Global or Regional Commercial standards, methods, tools Implements and implements the standards and methods for professional Real Estate (RE) management.

• Implements special projects in various real estate disciplines and best practices and Ensures process accuracy, contributes to continuous improvement of Real Estate costs/operations in Projects, Office or Manufacturing locations.

• Work in SAP and MS-Office environment

• Prepare the Budget and Financial statements including Forecast and Providing reasons of variations and implementing corrective actions

• Evaluate Cost Estimation for new Projects, Budget Tracking sheet , Change and Claim Management sheets of projects

• Support in preparation of Business cases, Tax related issues, Procurement activities, Inventory Management at Sites and Locations, Statutory Compliance including issuance of Forms and checking of submitted P.F. & ESIC documents

• Support Negotiations with Vendors, evaluating Cost Comparisons, Vendor registration, Ordering and in Collection of Bank Guarantees from Vendors, Measurement Book and Bill checking Invoicing and ensuring Capitalization on Time and issuance of Credit/Debit notes

• Ensure timely processing of Purchase Requisitions, GRNs and its Reconciliation and related Analysis

• Represent Real Estate in Audits and process queries of Auditors.

Total Experience: 12+ years

• Require a commercial person but expert in functional aspects.
• Dealing with technical team
• Should have commercial and technical knowledge of Real estate in projects and facilities with Project site Commercial experience is an added advantage.
• Must be aware of project commercials.
• Should be a real estate specialist
