Role Brief -

The incumbent is responsible for Leading multiple projects from BD stage to project handing over in domain of cost estimation, cost & budget monitoring, rate analysis for Mumbai project .adding value to business through Cost Management skills in Pre-Construction Process .

Role & Responsibilities -

Cost Estimation

( TDD , PCP , UC stage )

Residential , Township , Commercial , Retail , Interiors , Infra structure Projects

  • Calculation of quantities based on drawings received
  • Analysis of drawings from Structural consultants, Architects and MEP consultants
  • Carry out Cost To Completion of all projects
  • Cost estimates basis coefficients , ratios , past project data base
  • Knowledge of Design to Cost , FSI utilization for cost effectiveness
  • Ability to give timely input during design development at Concept stage to Optimize Cost of Construction, Constructability, faster construction.

Cost & Budget Monitoring

  • Make budget for various projects and monitor those budgets to ensure no over runs
  • Cost monitoring budget v/s actual
  • Do Value Engineering to add value to business
  • Creating various scenarios of revenue generation basis secondary reports and market analysis

Rate Analysis:

  • Timely Zero based rate analysis of items required in the project (Parameter: location-wise, project type based analysis)
  • Complete knowledge of latest material rate trend , alternate material , market network

Annual Operating Plan

  • Monitoring AOP achievement for the project, variance analysis and corrective actions
  • Collate data and control cost for the Other Cost ( non-construction cost heads) for AOP , LRP

Coordination with internal stakeholders

  • Coordinates with Projects team , Planning , Strategy , BD for data and timelines
  • Prepares review reports as per defined frequency and format within the Region and at HO

Process Adherence

  • Complies with company defined guidelines and SOP.
  • Adheres to project timelines
  • Responsible for creating BOQ with item specification , QS to Contracts team
  • Guide team for Billing process at project site and conduct audits as per SOP.
  • Full knowledge and experience to work in ERP - SAP

Process Improvement

  • Identifies processes/procedures in own work area that need improvement
  • Recommends process improvement ideas to streamline efficiency/costs/productivity
  • Undertakes process improvement activities in own work area
  • High analytical skill to mine cost data and cost projection with range answer ( 80:20 )
  • Good control and ability to use standard cost norms , coefficients for Civil , Finishing , MEP , Infra etc cost
  • Understand the impact of room areas , area statement , car park efficiency , height of building on cost

Performance Management

  • Leads team of Civil, MEP team and set up high performance culture.
  • Defines and sets work objectives for team members
  • Balances work allocation in team
  • Reviews tasks completed by team members and conduct regular performance reviews
  • Completes performance appraisals of team

Educational Qualification & Experience Required

Applicants should be Civil Engineers with 15-18 years of experience in cost management function in Real Estate / Construction company
